Inspection Packages
Residential Home Inspections
- Packages are based on the size of the home and cover all the major systems of a home
- Home inspection fees range from $400 to $700 depending on the size of the house.
- Some limited thermal imaging is done to help identify air leakage and water intrusion.
- Homes over 4,500 square feet should contact us for a quote.
- Homes with second kitchens, detached garages, or accessory dwelling unit (ADU), also called inlaw apartments, should contact us for a quote.
- We normally book one inspection in the morning, starting at 8 to 9 am and one in the afternoon, starting between 12:30 and 1:30. Call our office if you need help scheduling an inspection.

Water Testing
- If you have a well or question the quality of your municipal water supply, we can monitor for bacteria, heavy metals, chloride, fluoride, total dissolved solids, uranium, and many other contaminants.
- Not all things we test for are contaminants, some are just naturally occurring in ground water, but might still be hazardous to the occupants of the home.
 - Basic Safety FHA, 4 tests
- Standard Safety, 8 tests
- Expanded Safety, 16 tests
- Comprehensive, 21 tests
 - At this point, Sebago Inspections can only do radon testing with a State of Maine licensed contracted company, but we can arrange for that as well.
 - Tests range from $120 to $250 depending on the package.
- Add $125 for a stand alone service (no home inspection)
- Radon testing is separate, contact us for a quote.
Thermal Imaging Specialist

Advanced thermal technology detects hidden moisture, insulation gaps, and electrical hot spots before they become costly problems.

A stand alone thermal home survey starts at $200. A limited thermal imaging survey is included in residential home inspections.

Thermal imaging can find areas of moisture intrusion and other issues that typically require follow up with more invasive tests or additional equipment.

Findings are documented in a comprehensive, accessible digital format. We focus on clarity, providing precise data and actionable structural insights. Digital images are embedded in the report to highlight general conditions as well as any issues the inspector found during the time there.
